　　政府的逐利属性和政绩追求，不仅使艺术区而且使规范的居住区都不可能成为永久性的建筑，在很多城市包括北京，上个世纪七、八十年代甚至更晚建成的居住区被拆除的例子不少，政府一旦发现土地的商业价值提升，会毫不犹豫地将原来的建筑拆除，开发新的建筑来获取更大的利益。

　　按照这样的思路，宋庄到底可靠不可靠，就成了一个问题。到目前为止，宋庄所处的地理位置，尚不具有更大的商业价值，由一个村庄发展成今天这样的专业艺术区，对于政府而言，这是宋庄当下最大的眼前利益，不仅同样可以成为政府的政绩，而且会带来经济利益。宋庄经过较长时间的发展，规模日益壮大，尤其是近年北京十多个艺术区相继拆迁，一大批艺术家选择了宋庄，有消息称“一大批艺术家涌向宋庄”，宋庄正以较快的速度扩大规模，从眼前利益出发，当地政府自然会支持，至少宋庄作为一个品牌具有传播意义，同时社会服务和艺术家消费会给政府创造经济利益。

　　但是，按照政府的逐利特点和政绩追求，随着北京城市扩张，包括北京卫星城市的发展，宋庄这样的艺术区也未必可靠，在将来不太长的时间内，也许同样面临拆迁的问题。因为宋庄那么低的建筑容积率如果放在城市规划的背景下，是非常不经济的，政府在宋庄的商业价值提升以后，那时的眼前利益会驱动政府毫不犹豫地下达拆迁令，会在原来的地盘上建设新的具有更大经济附加值的建筑。因而，宋庄同样避免不了被拆除的厄运。所有为之付出心血的人最后也只能扼腕长叹。
